Villas Nizuc is a private development with 32 attached townhouse style villas. It is located on the beach in Cancun's hotel zone and it is approximately a 15 minute drive from the airport. The grounds are beautifully landscaped with 2 swimming pools and 24 hour security is provided.

Accommodations: The unit is fully furnished and newly renovated. The ground floor consists of living room with sliding doors leading out to the pool area, dining room, full kitchen and maid's quarters. Both the second and the third floors have 2 bedrooms and each bedroom has a full bathroom. The master bedrooms have a king size bed and a jacuzzi with ocean view. The second bedrooms have 2 twin beds and a lagoon view. The second bedroom on the 3 floor has a very large terrace. The unit can accomodate up to 8 people.

Amenities: fully equipped kitchen with all new appliances including washer, dryer, dishwasher, refrigerator, microwave with toaster, coffee maker and blender. Also provided in the villa are iron and ironing board, towels, linens, telephone service, 3 tvs with cable (one with DVD and VCR), ceiling fans, air conditioners in every room, swimming pool and a parking space.
Convenience store and marina located across the street on the lagoon side, bus stop is 2 minutes away and buses come very frequently to go to downtown Cancun, shopping, fine restaurants and numerous nightclubs.

Activities nearby: Golf,fishing, horseback riding, sightseeting tours, Mayan ruins (1 to 2 hour drive - Tulum or Chichén Itzá), scuba diving/snorkeling (Palancar Reef is very popular), sailing, water-skiing, surfing, windsurfing, parasailing, jet skiing, shelling.

Cancellation & Return Policy
Reservations require a 30% DEPOSIT within 5 DAYS of booking for confirmation. The BALANCE of RENTAL must be received within 30 DAYS prior to the arrival date. Failure to pay rental deposit or balance of rental on time could result in loss of reservation. If reservations are made less than 30 days before arrival, then 100% of rental fee is required within 7 days of booking. The rental deposit, less a $250 processing fee is refundable until 90 days prior to the arrival date. Cancellations between 61-90 days of arrival are subject to a 50% surcharge of the rental. Cancellations between 31-60 days of arrival are subject to a 75% surcharge of the rental. Cancellations less than 30 days of arrival are subject to a 100% surcharge of the rental. Bookings for Christmas and New Years are subject to 100% surcharge regardless of time of cancellation. In the event of a cancellation we will make every effort to rebook the time. Should we be successful, the rental fee will be returned less a $250 processing fee. * Please add the taxes

Security Deposit
A security deposit of $500 is required upon check-in and will be returned upon your departure after an acceptable inspection of the unit. This is to protect the condo owners in case of damage or theft.
